Summer is officially here...
In San Antonio that means sunshine, swimming, full family calendars, and trying to keep the house cool. It’s also a great time to check on the parts of our homes working overtime right now, especially the AC, outdoor spaces, and those little maintenance items that can make summer more comfortable.
Around our house...
Summer is off to a busy and fun start. Lucy and Evan just wrapped up a full and successful soccer season, and we’ve been enjoying lots of swimming, Spurs watching, and World Cup soccer together. We’re are looking forward to visiting Grandma and Grandpa in Michigan, and I’ve been giving my garden a little extra TLC while enjoying what all this rain has done for it.
Client Story: A Step Forward
I recently helped a family moving to San Antonio who had some real challenges with credit and employment history. After talking through their situation, we realized they were not quite ready to buy yet, and even finding a rental took some extra strategy and persistence.
With patience, preparation, and the right approach, we were able to help them get into a great rental home with plenty of space for their large family and a great yard where the kids could play. It was a strong step forward and helped them start building a better path toward buying in the future.
The lesson: real estate is not always about rushing into the next step. Sometimes the smartest move is creating a plan, finding the right home for now, and setting yourself up for better options down the road.

My takeaway: The San Antonio market is giving buyers more options and more room to negotiate than we saw a few years ago. For sellers, this means pricing, condition, and presentation really matter. Homes can still sell well, but today’s buyers are taking their time and comparing their options carefully.
Homeowner Tips: Summer AC + Drainage Check
Your AC works hard during a San Antonio summer, so this is a great time for a quick check-in. Replace your air filter, clear leaves or debris from around the outdoor unit, listen for unusual sounds, and pay attention to weak airflow. A few small maintenance habits can help your home stay more comfortable and may catch little issues before they become bigger headaches.
With all the rain we’ve had, it’s also a good idea to check drainage around your home. Look for standing water, clogged gutters, soggy areas near the foundation, or places where soil may be washing away. Water pooling too close to the house can put extra stress on the foundation over time, so catching drainage issues early can help protect your home.
